Why 5 BHK Is Different From Bigger 4 BHK

A common assumption is that if a 4 BHK costs roughly 1500 Rs per sq ft, a 5 BHK at a larger carpet area should land in the same range. That is not how the cost actually moves.

Some costs go down per sq ft as the home gets bigger. False ceiling, electrical work, and wall painting are priced largely on labour mobilization and material in bulk. Spread that cost over a larger area and the per sq ft number drops.

Other costs do not move with area at all. They move with the number of rooms. A wardrobe, a bed, a side table, an AC unit, bathroom fittings, door hardware, all of these are near fixed costs per bedroom. A 5th bedroom does not cost less than the 4th one just because the home is bigger overall. So a 5 BHK with 5 nearly identical bedrooms carries five sets of these fixed costs, while a 3 BHK carries three.

This is the part that gets missed in most cost estimates. The real driver of your 5 BHK budget is not your carpet area. It is how many of each room you actually have, and how many of those rooms are full bedrooms versus shared or smaller spaces.

Apartment 5 BHK vs Villa or Bungalow 5 BHK

This is also where 5 BHK searches diverge from 4 BHK. At 4 BHK, almost everyone is in an apartment. At 5 BHK, a meaningful share of our enquiries are villas, bungalows, or duplexes, and the cost structure for these is genuinely different.

Apartment 5 BHK You are working within an existing building shell. No civil work, no structural changes, no elevation or landscaping. The interior cost is purely furniture, finishes, false ceiling, electrical, and fixtures, the same categories as any flat, just applied across more rooms.

Villa or Bungalow 5 BHK Here the interior design cost often overlaps with construction related costs. You may be looking at staircases, external elevation, landscaping, multiple floors with their own electrical and plumbing runs, and sometimes structural inputs depending on how much is custom built. This pushes the overall budget meaningfully higher than an apartment of the same carpet area, even before furniture is considered.

For an apartment 5 BHK, moderate budget interiors land between 1400 to 1700 Rs per sq ft of carpet area, and luxury budget interiors land between 2500 to 3200 Rs per sq ft. For a villa or bungalow of similar carpet area, add 15 to 25 percent on top of these numbers to account for staircase, elevation, and landscaping, depending on how much civil work is involved.

The numbers below are based on a 2500 Sq.Ft carpet area, which is the average we see for 5 BHK homes in Ahmedabad. Keep in mind these are estimates for an apartment. A villa with the same carpet area will run higher once civil and landscaping costs are added.

What Actually Drives the Number Up or Down

Beyond apartment versus villa, a few specific decisions move the budget more than material brand choices do.

Joint family versus nuclear family. If two families are sharing the home with separate wings, you are often duplicating kitchens, living spaces, or even entries. This adds cost in a way a single per sq ft rate will not capture.

Number of kitchens. A second wet kitchen or a dry kitchen for entertaining adds a full kitchen line item, not a fraction of one.

Special rooms. Home office, puja room, home theatre, gym, or a guest suite are common at this scale and were not a default consideration at 4 BHK. Each of these is effectively its own mini project with its own furniture, electrical, and finish requirements.

Material tier. Low, moderate, or high end, same as any home, but the gap between tiers widens in absolute terms simply because you are applying it across more rooms.

Special zone additions like a home office, puja room, home theatre, or gym are not included above, since these are optional and vary too widely to average. Budget Rs 1,50,000 to 2,50,000 for a home office at moderate to luxury level, and Rs 3,00,000 upward for a home theatre, depending on AV equipment.
